Sandbanks "Wasteland" up for sale at £13.5 million !At first glance it looks like an abandoned piece of wasteland, but this scruffy, weed infested plot is defying the recession by going on the market for £13.5 million.
Despite not having a brick to its name , it is one of the most expensive properties in Britain due to its location in the millionaire resort of Sandbanks.
The site comes with the potential to build the biggest mansion on the exclusive Dorset peninsula, has access to its own sandy beach and boasts stunning views of Poole Bay.
The 1,393 square metre plot is up for sale at the equivalent of nearly £10,000 per square metre. Despite the enormous sum, there is apparently no shortgage of potential buyers, with a Russian billionaire rumoured to be one of the parties interested.
Until recently a modest three bedroom house stood on the site. It was sold to a developer who quickly won planning permission to demolish it in order to build a new home in its place.
The plot is being sold by estate agents Lloyds Property Group, who say there is potential to build the biggest mansion on Sandbanks. Tom Doyle who owns Lloyds said: "Empty plots of land here have sold for £5 million before. It is not what is on the site, it is about the potential of it. This one is double the normal size and is in a magnificent position. It almost has its own private beach as there are two rock groynes either side of it that act like a border. If you spent £13 million on the land you would want a big house that justifies the price in the first place. The people who look to pay nearly £20 million for a property aren't affected by the recession."
Mr Doyle went on to say, "We saw some decrease in demand last year, particularly for the slightly less high-end properties. But hotspots like Sandbanks are always the first to pick up and that is what is happening now. It's a bit of a cliche but it is all about location, location, location."
